Refitting your kitchen can sell your home quicker

Homeowners whom are looking to improve the likelihood of selling their home in the current market may consider refitting their kitchen to make the property more appealing to potential buyers.

Aside from research by the Royal Institution of Chartered Surveyors which found that improvements to you kitchen can increase the value of your home by up to four per cent, the very nature of refitting one of the most important and focal rooms of your house with a fresh, new and stylish look aids the potential buyers decision making.

Most of the rooms in any given property do not have fitted elements and whilst some bedrooms may have fitted wardrobes they have nowhere near the amount of fixtures and fittings as the kitchen does. As such, most house buyers will look at bedrooms as an empty shell and set about thinking what colours they will change them too and will their existing furniture fit?

With a kitchen, if the style is old or very individual (include ghastly or garish here) it will almost certainly put the buyer off as the perception is that they would need to spend a great deal extra money over and above the purchase price in making the kitchen liveable by their standards.

Bright pink paint in the bedroom can be tackled with a couple of tins of paint but the same cannot be said of a ghastly kitchen as its not the walls that is the problem, but base units, wall units, the worktop, etc etc which cannot be solved with £30 of Dulux.

By installing a contemporary kitchen and not making the features too personal, instead opting for a more classic kitchen design, you will appeal to a broader range of buyers. There is also the added appeal in that whilst you wait for a buyer and then the long drawn out process of ‘completion’, which altogether can take several months or a year or two, while you wait, at least you can do so in a kitchen that is more in tune with today’s standards.

For properties where a complete overhaul is not necessary, the simple act of replacing cupboard doors and worktops can help give a kitchen a fresh, clean look and this is a much cheaper option than a full refit. By mentioning to wouldbe buyers that you have just replaced the kitchen doors or worktop also gets their mind thinking about using the existing structure but just changing the doors to suit their own need, rather than a complete rip out of the existing kitchen.
